Streamline the Approval Process to Boost Realty Sector

With change of government, realty sector is now hoping to see a positive change in the norms of environmental and forest clearances certification. It has noticed that a number of urban infrastructure projects all around the country have been delayed due to not getting environmental and forest clearances on time. Therefore, it is a time to revive the economy with making approval process more efficient. All top real estate developers are now hoping that the new government would make approval process free from oppressive red tape to facilitate the industry to meet all the demands emerging in creating new townships.

In its initial decision, the government has decided to bring the Departments of Housing and Urban Poverty Alleviation and Urban Development together which is appreciated by Credai (Confederation of Real Estate Developers' Associations of India) to generate more employment and wealth. It is to be noted that the chairman of Credai had also given recommendation to the government stating that relaxation in the norms of environmental and forest clearances will not just boost the realty sector but also generate employment and create wealth. As per the reports of a real estate consultancy firm, the government has implemented its decision to speed up the clearance process so that all the projects halted due to not having the clearance certificate from environmental and forest ministry can revive. The reports also suggest that 285 key projects with an overall investment value in excess of Rs 16,23,100 crore have been waiting to get the clearance certificate from diverse ministries.

It is also to be said that if the central government would take initiatives to reform various areas of approval process then there will be positive change in the sector as employment generation and urban infrastructure development are the two key factors that are driven to demand for real estate. But it is also true that despite incorporating these changes, it will take atleast one to three years to notice the real impact on employment generation. Showing their concern, the giant players in real estate sector have even stated that due to delay in getting the clearances, the cost of their projects are also increased and that leads to big losses. Therefore, they want to see shorter, simpler and transparent approval mechanism for getting the environmental and forest clearances. Looking at the challenges in the realty sector, it is not wrong to say that it’s a high time to reform the norms of environmental and forest clearances for housing
